Riverdale Borough Planning Board

An Overview

The Planning Board consists of volunteer residents appointed by the Mayor who are responsible for preparing the Borough Master Plan in compliance with provisions of the New Jersey Municipal Land Use Law (MLUL) and who are responsible for reviewing zoning ordinances referred to them by the Mayor & Council.

The Borough of Riverdale has a joint board as allowed under the State Municipal Land Use Law, combining the duties of both the Planning Board and the Zoning Board of Adjustment in to one board, known as the Riverdale Planning Board.

The Planning Board hears Zoning Board of Adjustment issues. During such hearings the Mayor and Council Representative step down, leaving seven members available for deliberations and voting. In order for a motion to be approved it requires five (5) affirmative votes, regardless of the number or Board members available. A quorum is five members, which means that all five members must vote in the affirmative for a variance to be granted.

Board Composition

The Planning Board consists of nine (9) members and two (2) alternate members. The Board is assisted by a professional staff consisting of:

  • An Attorney
  • A Professional Planner
  • The Borough Engineer
  • An Administrative Officer/Board Secretary

Planning Board Meetings

The Planning Board meets on the first(1st) and fourth (4th) Thursday of each month at 7:30 PM at the municipal building, 91 Newark-Pompton Tpk., Riverdale, NJ 07457. A Work Session is held at the first meeting of the month.

Future Proposals

Applicants who are contemplating a future proposal of their property to be submitted to the Planning Board, may take a one time only, no fee, opportunity to describe their project on an informal basis with the Planning Board at a meeting. Five to ten minutes are allotted and suggestions are obtained from the Board. The Planning Board Secretary should be contacted first in order to be placed on the Work Session agenda.
